Finance Specialist

AED 18,000 + Family Medical + Air tickets

 

Our client, a prominent name in the region with a diversified portfolio of industries, is looking to recruit a Finance Specialist for their property division. This is an exciting opportunity for a candidate with off plan, execution and post hand over experience in Finance within Dubai Real Estate market.

 

Responsibilities:

 

  • Responsible of preparing financial models and relevant financial KPI's in addition to timely processing and maintaining booking accuracy within the SOP's and IFRS requirements that will include essential accounting pools such as CWIP's, deferred revenue and % of completion treatment and reflection in the FS for the business as a standalone
  • Update financial models and budget allocations, utilizations and generate necessary variance reports, cost reports and sales analysis reports for projects under developments
  • Ensure all the received invoices are authorized for payment as per the COA and related supporting documents are correct as well as complete to ensure account accuracy and effective cash flow management
  • Record all receivables entries and prepare required Dubai Land Department forms
  • Ensure timely processing of all receivables and buyer’s invoices, collections are on time and necessary bookings are performed in the ERP, update to then be made on the availability list whenever sales occur
  • Ensure timely process of all suppliers' invoices as well as other accounts payable transactions to meet payment due dates
  • Reconcile and maintain all ledgers and sub ledgers and prepare the monthly required reports and updates
  • Maintain all Rera monthly required forms such as RT03, RT04 and Escrow required reporting and Internal audit requirements for the Business Unit
  • Book all the creditors' invoices through the system after attaching relevant LPO, agreement/contract, and other supporting documents
  • Ensure all the Accounts Payable / Receivable transactions are properly accounted for, by selecting the appropriate ledger accounts (Expense, Inter-company, Prepayment, Advance, Accrual, others
  • Intercompany balance Reconciliation on monthly basis
  • Reconcile all banks and key accounts with AP / AR / WIP / revenue / Prepayments and Accruals
  • Review all main contractor / sub-contractor and various suppliers' invoices, ensuring compliance with applicable policies and procedures
  • Responsible for cost reports and sales analysis reports for projects under developments

 

Requirements:

 

  • Candidates must have a Degree in Accounting or Finance with 3-5 years’ experience working with a Real Estate developer in Dubai
  • Knowledge and familiarity with Dubai Land Department requirements and forms
  • Strong knowledge of bank Escrow and Excel Master file
  • Excellent communication and excel skills
